Is attic ventilation important for an older home that is being re-roofed but never before had proper attic ventilation?
Attic ventilation is equally important for older homes and newer homes.
Attic ventilation is very important to older homes, especially if they have been remodeled and made more airtight with more energy efficient windows, doors, insulation, etc. Many older homes were designed knowing that there would be a certain amount of natural ventilation occurring through the house because of open windows, doors and loose construction. However, houses are now kept tighter because air conditioners cool and windows are not opened as frequently. Typically, what develops in these older houses are moisture-related problems. The moisture is not able to escape the building envelope as it once did and now transfers into the attic. In situations where the house has or had wood shakes, the moisture escapes through the wood shakes and out of the attic. But if an older home is re-roofed with asphalt shingles instead of the wood shakes, the moisture cannot escape through the shingles and is trapped inside the attic, leading to condensation and subsequent problems.
